Resorts World at Sentosa awards largest contract of S$1.05b to date

Resorts World at Sentosa has awarded its largest building contract to date, worth S$1.05 billion, to a joint venture between major Japanese contractor Kajima Overseas Asia Pte. Ltd. and local player Tiong Seng Contractors (Pte) Ltd.

This brings the total building contracts awarded so far to over S$2 billion. The S$6 billion integrated resort is slated for completion in early 2010.

Kajima-Tiong Seng will construct three of the six hotels in Resorts World and the resort’s thoroughfare, FestiveWalk.

The three hotels – Maxims Residences, Hotel Michael and Festive Hotel – will offer some 1,000 suites and rooms out of the 1,800 to be found throughout the resort.

The contract also includes the construction of a 15,000-square-metre casino located at the basement of Maxims Residences which will feature gaming rooms, suites and lounges.

The joint venture will also build a dual purpose 1,600-seat Le Vie showroom, which doubles as a Plenary Hall, in Festive Hotel. – CNA/vm

KSH Holdings clinches S$126.8m deal to build condo at Sentosa Cove

Construction and property developer KSH Holdings has secured a S$126.8 million contract to build a condominium development at Singapore’s Sentosa Cove.

The contract is the first of its kind to be awarded by Lippo Marina Collection for the construction of a luxury housing development at the site.

This will be the group’s fifth high-end luxury residential property project at Sentosa cove. The deal will bring KSH holdings order book to S$770 million.

In the last four months, project contracts for the developer have added up to some S$354.4 million, in comparison to a total of S$510 million for 2007.

Work on the site is to begin this month and the project is expected to be completed by December 2010. – CNA /ls

Construction of Singapore’s first Hard Rock Hotel to start in May

Construction of Singapore’s first Hard Rock Hotel which will be located at the upcoming Resorts World at Sentosa will begin in May.

The 360-room hotel is one of six to be developed and fans and visitors will be grooving to it when the famous chain opens in 2010.

Together, the hotels will provide 1,800 rooms but this might still not be enough.

Elena Arabadjieva, Deputy Vice-President, Resort Marketing, Resorts World at Sentosa, said: “We have 15 million visitors projected for the first year of operation, out of which 60% will be from overseas. We will definitely have challenges accommodating all our guests. Therefore, we are working with the hotels on the island to forge out some partnership.

“In the years to come, we are looking at different opportunities, from block booking part of the properties and other forms of partnership.”

The S$346 million five-star hotel will include 20 conference rooms and they are expected to be in high demand especially, the massive ballroom which will have no columns.

This will be located at the basement of the Hard Rock Hotel and could take up to 7,300 people.

The Hard Rock Hotel chain has operations in the US and around the region, including Bali, Penang and Pattaya.

Resorts World has been promoting its wide range of offerings in trade shows overseas.

It’s expected to rev up its marketing activities in 2009 in Southeast and North Asia, Australia as well as Europe.

The Hard Rock Hotel is part of the S$6 billion resort development.

It’s also the first of six hotels to begin construction work after the building contract was awarded to Low Keng Huat Limited.

The construction firm edged out two other bidders to secure the deal.

Resorts World said Low Keng Huat was selected based on its proven track record and its expertise in building construction and property development, especially in the hospitality-related sectors.

This deal is the latest in a string of construction contracts amounting to over S$1 billion that have been awarded so far. – CNA/vm

Resorts World at Sentosa builds S$80m bridge to ease visitor traffic

Resorts World at Sentosa has started work on a new vehicular bridge which costs S$80 million.

The new bridge is aimed at easing visitor traffic as over 15 million of them are expected to visit the Resort when it opens in early 2010.

The 710-metre, 3-lane bridge will run parallel to the existing causeway which connects Sentosa to the mainland.

And when completed in September 2009, both will be merged.

To help alleviate congestion near the Telok Blangah junction, existing admission booths will be relocated by Sentosa Leisure Group within the island, along Gateway Avenue.

By April, Gateway Avenue will be diverted to make way for the development of RWS.

From the vehicular bridge, drivers will then coast along Gateway Avenue, before the road fans out into seven lanes. Lanes and traffic directions are still being finalised.

The winning bid went to McConnell Dowell, an Australian-based engineering and construction company.

Number of F&B outlets on Sentosa tripled in last two years

The number of food and beverage (F&B) outlets has tripled on Sentosa in the past two years.

But it’s not just the upcoming integrated resort that’s attracting restaurants to start up on the island.

Emily Liu and Joe Ou Yang got married in Beijing in February 2007. But the couple never found time to take their wedding pictures, till Joe got posted to work in Singapore recently.

“My wife and I worked outside China and we don’t live together. This August, I came to Singapore to work for couple of months. Then in September, I asked my wife to come to Singapore to visit me and we took the photographs here,” said Ou Yang.

The couple had their pictures taken at Sentosa.

Sentosa said at least three couples have their wedding pictures taken at the island resort each day.
Some even believe that a 150-year-old Ficus tree on the island is a symbol of fertility, which is why Sentosa is the best location for couples to say ‘I do’.

A 4 metre by 5metre floating pavilion in the centre of the lake is the place for wedding solemnisations.

It can take the weight of a bridal couple, a Justice of Peace and two witnesses for a wedding solemnisation.

There will also be another “corner of love” for couples to do their wedding solemnisations, hold receptions by the lake or just across the road at nearby restaurants.

For foreigners like Liu and Ou Yang, the idea has potential spin-offs for wedding tourism.

“If everything is done in one place, it’s more convenient for me. I don’t have to bring all my wedding gowns from Hong Kong to Singapore and I don’t have to go to many places to hunt for venue to hold my wedding banquet. It’s more convenient if they can do everything in one place,” said Liu.

The “I Do” corner is expected to be ready by mid 2008.

And such developments have attracted more food & beverage outlets to start up on Sentosa – from just three in 2005 to nine outlets today.

Said Thomas Teo, Managing Director Wine Network: “Before this, a lot of (F&Bs) went into Sentosa and didn’t quite make it; they were struggling. With the new setting and the new policies, and the IR (integrated resort) coming in, it’s a whole new ball game altogether.

“Within the next three years, when the IR comes in with the mega hotels with the casinos, we believe the traffic is going to grow by many, many times. We believe we can tap on that.”

Wine Network spent nearly S$2 million to convert the old Ficus Monorail Station into a new restaurant and bar called “Suburbia”.

It took Sentosa and the company two years of talks before the restaurant was set up.

The company hopes to recoup its investment within the next two years.

The Green Collection: New record price for Sentosa Cove’s only strata landed housing devt

A new record price has been set for a 6,600-square-metre residential site on Sentosa.

The Green Collection, Sentosa Cove’s only strata landed housing development, has fetched a bid of more than S$78 million or S$1,099 per square foot per plot ratio.

Boutique developer Elevation Developments submitted the highest of eight bids received at the close of an Expressions of Interest for the site last month.

Sentosa Cove said this surpassed the last en bloc sale price of Sandy Island at $771.25 psf per plot ratio in March this year by 42.5%.

The Green Collection is the only land parcel on Sentosa Cove to have the flexibility to design and develop either strata terrace, semi-detached or detached houses with shared recreational facilities.

With a plot ratio of one, it can allow up to 20 homes with shared facilities such as a swimming pool or gymnasium to be built.

With the relaxation of foreign ownership of landed homes in Sentosa Cove, foreigners will be eligible to buy these strata landed homes.

Sentosa Cove is situated on the eastern end of Sentosa Island. When completed in 2010, the sprawling 117-hectare development will see a total of 2,500 homes.

Elevation Developments is a boutique developer of landed residential property in Singapore.

Sentosa Cove launches final condominium development site

Sentosa Cove is launching its final condominium development land parcel.

The Pinnacle Collection has a reserve price of S$964 million or S$1,600 per square foot per plot ratio.

The 230,000 square feet site has a maximum permissible gross floor area of over 600,000 square feet.

A condominium with about 360 luxury apartments can be built on the ocean-front site.

The 20-storey building will be the tallest at Sentosa Cove.

The site will be sold based on price as well as design concept.

CB Richard Ellis expects bids for the site to be above S$2,000 per square foot per plot ratio.

It estimates the breakeven cost to be between S$2,800 and S$3,000 per square foot.

This would translate to an estimated selling price of about S$3,200 to S$3,500 per square foot for homes in the development. – CNA/ms
